Responsibilities:

Responsibilities:

  • Monitor and ensure cleanliness of the Shopping Mall and landscape area are well maintained by the contractor in order to sustain and increase value of the property.
  • To plan and coordinate the activities of Housekeeping Department involving 3rd party cleaning service vendor i.e. scheduling/monitoring of cleaning, pest control, sanitary bin and waste disposal.

Responsibilities:

Responsibilities:

  • Monitor and ensure tax compliance in accordance with relevant legislation including income tax, real property gains tax, Goods and Services tax, withholding tax, stamp duty, transfer pricing reporting and documentation.

Project Manager


Responsibilities:

  • Manage the planning, control and co-ordination, implementation, commissioning and handover of the assigned project in accordance with the developer’s functional brief and requisite standards of quality and budget targets.

Assistant Resident Architect


Responsibilities:
Construction Stage:

  • To have complete detailed knowledge of drawings, specifications, Bills of Quantities and Conditions of Contract.
  • To ensure that Contractor comply fully with the Health and Safety Policy and OSH Act. Any accidents must be reported to the Project Manager.
  • To check and coordinate the architecture, structural, mechanical and electrical construction drawings and report any discrepancies to the respective consultants and check the amended drawings are in order before issuing to the contractors.
  • To study and comment on the programme of works as submitted by the contractors.
  • To study and comment on the site organisation chart as submitted by the contractor.
  • To make known to the contractors all the necessary materials samples that are required to be submitted for the consultants approvals before orders for the materials are made.
  • To ensure all method statements as required by the consultants are submitted and approved before commencement of work.
  • To set up the reporting structure of the progress of the construction works and the necessary reports to be submitted on a weekly / fortnightly basis.
  • To monitor closely the progress of the construction works are in accordance with the agreed programme of works.
  • Report delays, and cause of delays to the Project Manager immediately. Keep the Project Manager fully informed weekly, of any fall-off in progress in any particular trade and give the Project Manager an opinion of the reasons of this fall-off.
  • Report potential of delay to the Project Manager /Architect e.g. lack of drawings or information; delay in materials deliveries; shortage of labour or plant; delay in sub-contractors starting work, etc.
  • To ensure that all construction drawings are issued on time without delaying the construction activities of the contractors.
  • To ensure the enforcement of proper quality control of construction works in accordance with quality management system and in compliance with the approved plans by authorities.
  • To enforce the rule that all works rejected by the consultants are rectified or materials rejected by the consultants are removed from the site with all the necessary supporting documents.
  • To ensure the C-o-W comply with the standard operating procedures in their implementation of the projects.
  • To enforce the proper administration of contracts.
  • To assist the Project Manager prepare a cash flow plan of the construction works on a quarterly basis.
  • To check and verify all valuations as certified by the consultants monthly.
  • To check and verify all claims for extensions of time and Variation Orders are properly submitted with all the necessary supporting documents.
  • To ensure that the construction activities on site do not caused inconvenience to the neighbouring landowners and to take immediate actions to liaise and resolve the inconveniences if any due to the construction works.
  • To prepare an evaluation report on the performance of the contractors and subcontractors.

Handover Stage:

  • To check all the works are completed are in accordance with approved plans and on schedule in order the Consultants can apply for all the necessary clearances from the relevant authorities for the issuance of the CCC.
  • To assist the Project Manager with the settlement of the final accounts of all contracts awarded.
  • To follow up closely with the rectifications of all defective works and ensure enforcement of the standard operating procedures in the of the rectification works of units handed over.

Requirements:

  • Degree in Architecture or related disciplines.
  • Possess at least 8 years of relevant experience; specialising in high rise property construction/ development.
  • Sound engineering knowledge and practical engineering experience in construction works.
  • Knowledgeable in OSHA requirements, building materials and costing.
  • High integrity, good management and analytical skills, resourceful, proactive and responsible

Car Park Management Company Location

Car Park Attendant cum cashier


Responsibilities:

  • To be responsible for all monies collected and held in trust during the shift.
  • To collect the due parking charges from casual parkers.
  • To issue receipts to casual parkers for parking charges paid.
  • To take ‘first’ and ‘last’ tickets for the commencement and closing of shift.
  • To ensure that casual parkers complete the lost ticket forms when lost ticket are declared and that the penalty fee is correctly imposed and collected.
  • To adhere to the cash exposure guidelines in accordance with the Company’s guidelines and ensure that the money in excess of the limit set by the company is safely cleared by the Assistant Supervisor.
  • To man the cashiers booth continuously during the respective shift. until such time when the next shift or relief staff takes over.
  • To assist in the opening and closing of car parks in accordance to the procedures laid down in the Operational Manual.
  • To prepare shift report at the end of the shift in accordance with the Operational Manual.

  • To direct traffic to the next lane whenever any of the entry lane’s parking equipment malfunctions.

  • To prevent unauthorized persons from entering the booth and to strictly adhere to the ‘No Smoking’ regulation.
  • To be responsible for the parking equipment, peripherals and other fittings in and around the parking booth during the respective shift.
  • To provide details of motorists who cause damage to car park equipment, peripherals and signage’s etc. to the Assistant Supervisor.
  • To be service orientated, helpful, courteous and patient when dealing with customers.

Requirements:

  • Minimum SPM.
